Unfortunately, maintenance issues are inevitable! However, our dedicated team are on hand 24/7, with an out of hours service, in case of emergencies. We work closely with a large bank of local, fully qualified and insured contractors, who are equipped to assist us with a large range of issues and complete work to a high standard, at all times.

Our clients can rely on competitive and accurate quotations (NO UPLIFT). We ensure all parties are kept fully informed on the progress of ongoing works and where necessary, our clients can take confidence from speaking with our contractors directly, to avoid mistranslation and ensure they are receiving the best possible service.

Regular Property Inspections

An essential aspect of our fully managed service includes regular property inspections.

Fully trained members of staff visit all of our properties every 6 months and produce comprehensive reports, including outstanding maintenance issues, deterioration in condition, etc.

These reports are issued to both Landlords and Tenants, with follow up actions carried out where necessary.

We find this to be very advantageous in resolving issues quickly and avoiding tricky disputes at the end of the tenancy.

Safety & Legal Requirements

We are able to advise on ever changing legislation and regulations and we ensure that all of our clients are compliant and legally protected at all times.

This includes ensuring all Safety Certificates are renewed on an annual basis, or as often as necessary. A valid Energy Performance Certificate must be place for marketing or before any legal notices are issued and must comply with the minimum ‘E’ rating. Once produced, the certificate is valid for 10 years. Our team will also be able to advise on the requirements of Smoke/Carbon Monoxide Alarms and anything else to ensure your property meets all safety regulations.

Our manager, Louise, is a member of ARLA and our team are trained in issuing all legal notices, such as eviction notices and rent increases.
